| Roommate Addition Policy
From time to time a household may decide to replace or add an additional roommate. The following steps will be followed to assure that the development continues to comply with Tax Credit regulations.
A. During the Initial Year of a Household's Occupancy:
1) Any proposed roommate should fill out an application and return it to the site office with the application fee.
2) Management will cause a credit/rental/criminal check to be performed and review the applicant using approved pre-screening criteria. On the basis of that review the application will be initially approved or denied.
3) If the application is approved, the applicant will be asked to undergo the process of income certification. After the certification is completed, the applicant's income will be added together with the income amounts in the initial certification results of the household members of the unit they wish to be added to. If the total incomes of the proposed household are within the tax credit guidelines, the application will be forwarded to the selection committee.
4) If approved by the selection committee, the roommate will be informed that it is okay to move into the building.
B. After the Initial Year of a Household's Occupancy:
The procedures is the same as above except that the following should be inserted for step 3.
3) If the application is approved, the applicant will be asked to under the process of income certification. Since the total income of a household doesn't affect occupancy after the first year of occupancy, the application will be directly forwarded to the selection committee.
C. If a roommate has been added without going through the procedure above: From time to time, management may discover that a household may have added a roommate without going through the process mentioned above. In the case that this has occurred, the following procedure will be followed to assure compliance with the tax credit guidelines.
l. Management will send a notice of default to the household that has unofficially added a roommate. The notice will offer a cure to the default to be performed within 30 days. The cure is that the proposed roommate goes through the process outlined above. If at any point during the process the application is denied, the party would be required to vacate the premises before the expiration of the 30 day period. If the party has not vacated the premises within the time period specified, the household's lease will be terminated.
