| Late Payment Policy
1) Rent is due in the Building Manager's office on the 1st day of every month.
2) If rent is not delivered to the Building Manager's office by midnight on the 5th of the month, a late charge of $5.00 per day will be assessed starting the 6th of the month.
3) If rent is not delivered to the Building Manager's office by midnight on the 10th of the month, eviction proceedings will be started by the Management Company. (If the 10th of the month falls on a Saturday, Sunday, or Holiday, eviction proceedings will be started the following business day.) A member in violation of the Late Payment Policy can expect to be officially notified by the 13th of the month.
4) Late payment charges will stop accruing on midnight of the day a court date is set.
5) In the event a member concludes that they will have a problem paying the next month's rent, the Tilsner Cooperative has adopted a late payment opportunity as follows:
A. Payment plan forms for rent will be readily available in the Site Manager's office during regular business hours.
C. The first seven fully completed payment plan forms that the Site Manager receives will be accepted for each month.
D. Completed payment plan forms will be due at least by 6 p.m. on the 5th of the month that a unit will be using the payment plan.
E. The rent payment plan must include the unit's full balance of rent due and this must be payable by the 20th of the month in question.
F. If it is unclear which payment plans were received first by the Site Manager, the units with a lower number of payment plans already used in that calendar year will be given priority.
B. The limits for units using the rent payment plan forms will be: Three times a calendar year for each individual unit, and five payment plan forms per month. There will be no exceptions to these limits.
6) Late rent fees for one month are due with an individual's rent for the next month. The Site Manager will send a note to people who have late rent fees.
7) Any unit who receives more than 2 unlawful detainers in a year may not have their lease renewed.
